As a small independent B&B, we pride ourselves on thoughtful personal service and warm hospitality. We want every guest to look back on their stay in the beautiful heritage city of Lincoln as your special home in our city.

Little Redlands is exclusively for adults, with a maximum of two guests per room, creating a peaceful and relaxing atmosphere.

We share our private quarters with a Giant Schnauzer, though he is never permitted in guest areas. Unfortunately, we are unable to accommodate pets.

About Our Room & Suites

Our 3 luxurious en-suite bedrooms have many beautiful antiques and character features such as Victorian fireplaces, stunning feature windows and large cornices adorning the high ceilings. All bedrooms have at least king size beds with new luxury pocket sprung mattresses dressed with crisp white Egyptian cotton bed linen, luxury Goose down duvets and pillows. The individually styled light filled bedrooms are complemented by Farrow & Ball colour tones and chic fabrics.

Each bedroom has an individually styled en-suite bathroom, with underfloor heating, large walk-in wet-room with dual outlet rain showers served by high flow softened water. Turret and Swallowbeck en-suites also have decadent slipper baths. Every bedroom has sumptuous fluffy white towels and bathrobes, and the bespoke St Kitts skin care products.

Our bedrooms benefit from a dedicated in-room touch-screen Chromebook tablet, very fast CAT 6 fibre optic broadband, whole house mesh Wi-Fi, 49” LED 4K UHD TVs that are CAT 6 web connected with Freeview play for catch-up services. A generous hospitality tray with filtered water, Tassimo, various coffee, tea, tisane, hot chocolate and homemade treats. All bedrooms of course have a salon hairdryer, shaver socket, silent fridge and fresh milk.
